Overview

A conveyance is a legal document, like a deed, that acts as the official transfer of ownership for real estate. It details the property, sale price, and rights/obligations of buyer and seller, whereas a deemed conveyance is a legal shortcut. Even without a formal ownership and a transfer document, the law still considers someone as the owner in certain situations. This can happen through a few instances such as inheritance, or if someone occupies a property for a long time (adverse possession), or after a foreclosure. When the ownership of a property changes, it is necessary to update the government records which can be done through Property Card Mutation. This way, it ensures accurate records, prevents billing issues, and helps with future transactions or legal matters. This process typically involves submitting an application and documents to the relevant authority.
